As I am unable to find any reviews or websites online of BBS Bespoke Business Solutions Bury or Kenny (Kenneth) Wales I thought I would make this page to write our experiences
My name is Andrew Harbot-Taylor and I engaged Mr Wales to remove our conservatory and replace our existing kitchen as well as replastering the whole of the downstairs and re-wiring.
The below is a letter sent to Mr Wales on Termination of the contract:
Dear Mr Wales,
I am writing to you with regards to works on our property at XXX
I contacted you via email on the 11th December to terminate the contract with yourself (Appendix A). Whilst no response has been made by yourselves to this communication it is understood that you have received this communication as evidenced by the building inspectors, hereafter Quadrant, informing us that you were no longer working on the job and your non-attendance at the property since the communication.
As outlined in the correspondence in Appendix A we have requested a reimbursement of £6,000 (Six Thousand Pounds). We believe the work performed so far equates to almost £37,000, in line with the schedule you provided at the quotation stage, and have provided support for payments made to yourself and suppliers equating to £42,944.88 with the difference on account being requested and bank account details provided.
Since the correspondence in Appendix A we have had to pay £1,000 to clear the site of the conservatory and foundation waste that have been present on the site for over 20 weeks. Furthermore a cost of over £3,000 has been incurred in moving the manhole cover as insisted on by Quadrant on their previous visits but which had not been performed, Quadrant re-issued this requirement on their recent visit.
In their most recent visit Quadrant indicated that it wasn’t recommended to remove the internal pillar following the completion of the roof and the attachment of the timbers to the existing wall. Quadrant have also indicated that the windows used are not trickle vented as specified in the most recent legislation, their last report and an email sent by myself to you on the 30th August which will be a further cost to us. In their most recent report Quadrant have also indicated that the roof has come too low and needs moving up, again at a further cost to ourselves. We are now required to incur costs of increased internal insulation as a result of the cavity wall not being built to the most recent regulations, a cost that was originally to be borne by yourself as part of the project.
Finally I have been suffering from a reoccurrence of my anxiety and depression caused by your lack of communication both during the project and since its termination.
Taking the above into consideration we believe they are being more than fair by only requesting the excess funds. Please confirm that reimbursement will be made and that we don’t need to take any other formal action. Please also return the house keys as requested in previous correspondence
Please also take this letter as our duty under the Torts Interference with Goods Act 1977 providing you with 14 days notice to remove your property (Harris fencing and stands, Work Bench and metal trestles) from the premises located on the driveway at XX. Failure to remove your property by this time may result in the property being removed by future contractors.
Kind Regards
Andy & Jaclyn Harbot-Taylor
Appendix A
Hi Kenny,
Jac and I have been discussing the situation over the weekend and have decided not to continue with yourselves on the project.
Whilst we appreciate that not all the delays could have been foreseen the project has now been going for 19 weeks, and from our side still has a lot of disruption to go.
Per the last quote received from yourselves (attached) and copied below we believe we are part way through stage 7 with an estimated cost of £37,000
Per the schedule below we have already paid £43,000 and therefore would be grateful if we could be credited with the £6k on account.
Whilst there was an additional windows upstairs for us to cover there was also no work performed on the downstairs bathroom including the two windows which we believe balances out.
We’d like to thank you for your work so far and best wishes for your future work and we’re sorry things haven’t worked out as planned in this instance.
If the site could be cleared as agreed and funds returned as soon as possible we would be most grateful.
